On the Stonegate Meadows’ playground, over sixty Stonegate tenants celebrated with legal counsel after securing almost $2 million dollars in their fourth settlement against the owners and property managers at Stonegate Meadows Apartments, a 366-unit affordable housing complex in Kansas City, Missouri. The fourth and final settlement approved by the Jackson County Court on September 4, 2026 has cumulated in the tenants’ years-long effort to hold the owners and property managers of Stonegate accountable for the conditions tenants endured.

The settlement requires Stonegate Meadows Apartments LLC, Elite Management Group LLC, Prime Midwest LLC and Read Property Group to pay two million dollars into a common fund. In addition to paying the $2 million, the current settlement includes significant injunctive relief. These defendants must replace the roofs on all 36 buildings within three years, repair the water sewage lines within one year, provide enhanced pest control for three years, and address plumbing and shower leaks. Additionally, any debt purportedly incurred from November 27, 2019 through December 31, 2025 by current or former tenants of Stonegate is fully and permanently forgiven. In total, tenants have won almost $4 million in settlements. The other three settlements were approved on November 26, 2025.

The current class includes any Missouri tenant who signed leases to live in a residential apartment, townhome, or any other type of unit at Stonegate Meadows Apartment Complex from December 1, 2019 through May 5, 2026. This victory was not given to us. We fought for it. We knew that every family deserves a safe and healthy home. What we are celebrating today proves that we can create real change when we know our rights, use our voices, and stand together.

Plaintiff Michele Williams

Tenants, represented by attorneys from the Heartland Center for Jobs and Freedom and the law firm of Horn Aylward & Bandy, LLC, filed the class-action in 2023 against Stonegate Meadows Apartments LLC, Elite Management Group LLC, Stonegate Meadows LP, Eagle Point Management LLC, Yarco Company Inc, Young Management Corporation, and later added Read Property Group and Prime Midwest LLC. The petition alleged Plaintiffs and Stonegate tenants were forced to live in unsafe, unsanitary, and unhealthy housing. The Petition also alleged that the buildings were infested with cockroaches and rodents, as well as building-wide roofing and plumbing problems which resulted in serious leaks, raw sewage, mold, mildew, and collapsed ceilings.

We have power when we work together. If we stay united, look out for our neighbors, and continue to demand action from management, we can make Stonegate a safer and stronger community for every family who calls it home. This is Stonegate’s official notice: Stonegate tenants are here to stay and to hold the defendants accountable to fulfill our court ordered wins.
